Roofing: roof covering on both sloped and flat roofs; all flashings at walls, chimneys, valleys and transitions; skylights; vents; chimney condition; all other roof penetrations; drainage gutters and downspouts; evidence of deteroration or leaks; vulnerable areas; improper installations; sheathing and signs of condensation or deterioration viewed from the attic, and more. Exterior: wall covering; trim; windows; doors; flashings; wall penetrations; eaves, soffits and fascia; decks, railings and stairs; patios, sidewalks and driveways; window wells; site grading, drainage, vegetation and retaining walls where they impact the structure and more. Garage: roof and wall coverings, flashings and penetrations; windows and entry doors; overhead doors and operators; foundation and structural components; electrical service, distribution and devices; heaters, controls, fuel supplies and chimneys; plumbing fixtures and more. Structure: visible portions of the foundation - exterior and interior; support columns; floor systems - beams, joists, connections and fasteners, floor sheathing; wall construction where visible; roof structure - trusses, rafters, ceiling joists, connectors and fasteners, roof sheathing; exterior and interior signs of movement or settling; water infiltration and more. Heating: heating equipment type and fuel supply; equipment age; operation of pilot or ignition; burners; chimneys; clearanc to combustibles and serviceability; fans; pumps; normal operating controls; accessible safety systems; combustion and fresh air intakes; filters; ducts or distribution; presence of heat source in each room; gas and wood fireplaces and chimneys; improper installations and more. Cooling: cooling type and energy source; equipment age; electrical supply; operation (air temperature permitting); normal operating controls; distribution systems and more. Plumbing: water supply and distribution piping; main supply shut off valve; functional flow and pressure; drain, waste and vent piping; faucets; toilets; sinks; bathtubs, showers and their enclosures; signs of water leaking or cross-sontamination; water heaters and chimneys; gas meter and distribution piping; exterior hose supply and shut offs; sump pump and more.
