Just Do It!

As a home property inspector, my mantra to home owners is
"MAINTENANCE, MAINTENANCE, MANITENANCE." For most, their home is
their largest financial asset. Yet many take their home for granted and seldom
do preventative maintenance. More often than not, homeowners wait until
something goes wrong only to end up frustrated by the inconvenience and
expense.

Time for a Check Up
A home is a very complex collection of components that have their individual
purpose but need to function together as a whole system. Just as one takes
their car to a mechanic for a tune-up, oil change and other maintenance
items, or they visit a doctor to make sure that all of the body's systems are
functioning together, homes need to be inspected and have regular
maintenance performed.

A Little Does a Lot
Taking the time to do periodic inspections and preventative maintenance will
make your home safer, maintain its optimum market value, save you money
on repairs and help to avoid the inconvenience and high cost of emergency
service and repair calls. Your inspections will also make you aware of items
that may be nearing the end of their service life and allow you to plan and
budget for the repairs. Without proper planning and budgeting, you may need
to break it to the kids that you're sorry the trip to Disneyland is off because
the roof is leaking and needs to be replaced! A regular schedule of seasonal
maintenance can put a stop to the most common - and costly - problems
before they occur.

Stick to It
These lists may may look daunting to begin with, but once you've made it
through the list once, and are in the habit of inspecting your home, you'll
breeze through it with ease. Some of the items on the list require some
technical knowledge of home construction and systems as well as gaining
inspection access by ladders. If you are uncomfortable with taking on any of
the items on your own, ask for help from someone you know or seek advice
at a local building centre or trade professional.
